Basic Care Taking Property Management is designed for absentee owners who want a sense of comfort of American professionals managing their island property investment.  We even provide a monthly report of our visits to your property so you are kept updated on it's status, whether it be a 1 bedroom condo, a free standing house, or an upscale villa!  Our fees for this are...

• $175 per month/1 bedroom property
• $250 per month/2 bedroom property
• $350 per month/3 bedroom property
• $500+ per month/4 bedroom property

Contact us for a price quote on an entire HOA building management program; we can manage all your HOA vendors, and issue HOA invoicing to each owner if you wish.

Our services:

• We visit your property once each week to inspect and to make sure it is secure.
• Provide a monthly visitation report (via email) on your property’s status.
• Open up the windows to air out the property once each week to minimize stale air.
• Be available 24 hr/7 days a week to address any emergency maintenance situations.
• Assist in storm/hurricane preparation of property (if the owner provides such protection).
• Assist on regular maintenance issues and repairs (but only with the owner’s pre-approval).
• Check and clean out all air conditioning filters on a monthly basis.

These services allow the absentee owner a sense of comfort knowing that their island home is being looked after when they are not on island.  We are just an email or phone call away to answer any concerns you may have pertaining to your island home investment, or just to say that you are arriving on island and want your home prepped and ready for your arrival!

We have access to a staff of island plumbers, electricians, carpenters, and general handymen to address any potential maintenance issue that may arise regarding your property, as well as maids for cleaning.  Let our experts tackle the "emergencies" and resolve these issues swiftly for you.
